How to Tell if You Need a New Roof

How to Tell if You Need a New Roof

Nobody thinks too much about their roof – until it leaks. At which point the damage may be more extensive and expensive than you’d like to think about! That’s why it is important to have your roof professionally inspected at least every two years.

At A&A Services, our roofing experts know the signs of wear and tear that indicate a problem is looming, or the warning signals that a new roof will be required. Here’s what we will look for when we inspect your home’s roofing system.

 

  1. Bald spots where granules are missing. This is a signal that your shingles are nearing the end of their useful service life.
  2. Roof is 20 years old or more. The average roof in Massachusetts lasts 18 years. If yours is older it may be time to replace it before it fails catastrophically.
  3. Shingles that are cracked, buckling, or curling. Another sign of excessive age and exposure.
  4. Dark streaks and moss. Your roof should be clean and clear of growth and discoloration.
  5. Missing shingles. One or two missing shingles can easily be replaced. But if wide patches are missing it is a sign of deeper problems.
  6. Loose or missing flashing. Flashing is the aluminum or copper metallic edging that is used around chimneys, vents, and in “valleys.” Missing or loose flashing allows water to enter your home.
  7. Daylight showing through roof boards. The underlying roof deck must be complete and cohesive to properly support the roof.
  8. Shingle granules in gutters. This means your shingles are breaking down and the embedded granules are falling out.
  9. Water damage or leaking areas. Stains on interior ceilings or walls are usually a sign of a roof leak.
  10. Recent storms in the area. Intense storms place great stress on a roofing system and can reduce its service life dramatically.
  11. Neighbors are getting new roofs. If your home was built around the same time as your neighbors’ your roofing system is probably just as old, too. Time to upgrade!
