Is the roof missing shingles in several places? Unless you’ve endured a major weather event, this should not be happening with a roof that’s in good condition. Missing shingles in several places is a sign the roof is at the end of its life and needs a complete replacement. Failing to this in a timely manner causes your roof’s base to be exposed to moisture unnecessarily, which invites mold and pests. Sagging Roof

When you pull into your driveway, have you noticed that the roof looks a little wobbly? It should look strong and sharp — if there’s any sagging at all, your roof ridge might be compromised. Sometimes, this can be caused by other factors with the structure but is often a roof problem that indicates it’s time for a replacement.

Moss Growing on the Roof

Have you noticed any green stuff on your roof? Even if you live in a moist climate where this is common, it doesn’t mean it’s good! If you’ve got algae or moss taking up residence, your roof system is actively being weakened and will age faster. If you’ve let the moss and algae growth go on for too long, your roof probably needs to be replaced.

The Roof is Just Plain Old

Unless you purchased a new roof within the last 15 years, your roof is probably reaching the end of its life. Depending on the type of roofing system you have installed on your home, its life varies. Some brands offer longer warranties than others, and the roof type affects the lifespan as well. If you have asphalt shingles and the roof is 15 years old or older, it’s at least time to have it professionally inspected. Replacing it preemptively is smart, as old roofs can suddenly fail without much warning.
