It was a siding job in Marblehead, one of many we’ve done over the years. Unfortunately, this one started as more of a horror show than anything else. But, like with so many jobs, we managed to turn it into a success story.

This particular house wasn’t directly on the ocean but sat right across the street from it, taking a brutal beating from wind and rain. The homeowners had added a second level about ten years before we got there, and while the house looked great from the outside, they had persistent leaks around the windows.

At first, they called back the original contractor, who came in and simply caulked around the windows against the vinyl siding. That didn’t work. When the leaks persisted, they reached out to other contractors, who did the same thing—apply more caulking and hope for the best. The problems continued, and by the time they called us for an estimate, they were beyond frustrated.

That’s when Ed, one of our top salesmen, stepped in. Now, Ed isn’t just any salesman. He’s been with our company for over 30 years, starting in the painting division before moving into carpentry and, eventually, vinyl siding. He’s a guy who knows houses inside and out.

When Ed arrived at the home, he listened to their story and quickly realized the issue was deeper than just bad caulking. He told them, “I think your house is rotting under the siding.” They looked at him skeptically. From the outside, everything seemed fine. How could he know that?

Ed explained, “Caulking isn’t fixing it, and if multiple contractors have tried the same solution with no success, there’s got to be something wrong underneath.” The only way to know for sure was to remove a piece of siding. He did just that—popped off a section and revealed a mess of rot under one of the windows. The homeowners were shocked.

At that point, they had no choice but to face reality. Ed told them, “I can’t estimate how much damage is under there, but I can tell you this—we’re not reinstalling 10-year-old siding after taking it off. I’ll give you a price for new siding, and once we strip the old material, we’ll assess the cost of repairs.” They agreed, knowing this was the only viable solution.

When we started the job and pulled off the siding, the extent of the damage was overwhelming. Water had been seeping in for over a decade, rotting out the wooden trim and sheathing. We had to replace several sheets of plywood and nearly all the trim work. Just doing one side of the house cost the homeowners around $20,000.

It took them about four or five years to complete the entire home, tackling one side at a time. Each section ran just under $20,000, but by the end, the house was properly sealed and protected.

We still use this job as an example when talking to customers, showing them what happens when windows aren’t flashed correctly. It’s a painful lesson, but one that reinforces the importance of doing things right the first time. In our industry, about 70% of our work comes from fixing problems caused by poor initial installations. Roofing, siding, windows—if they aren’t installed correctly, warranties mean nothing.
